Have You Tried Any of These Flip Strategies?
- Contract AssignmentsGet a seller to sign your wholesale contract, and then assign that contract to a cash investor who closes the deal. When your investor closes on the purchase, you get paid a nice finder’s fee in escrow. If lender approval is required on your purchase (Short Sales or REOs) the assignment clause will be denied. Flipping deals by assigning contracts works best with equity sellers only.
- LLC Member AssignmentsYou create an LLC to buy your wholesale property and then change members of the LLC to add your cash investor to complete your flip. Your finder’s fee is paid outside of escrow, once you remove yourself from the LLC. Requires advanced planning with setting up an LLC and changing members.
- Double Escrow (Simultaneous Closing)You setup two transactions – one to purchase your wholesale deal and the other to flip your deal to a cash investor. You build in a nice profit on your resale to your cash buyer. You must have the funds to close on your wholesale purchase or use a Transaction Lender to fund it for you. Works great for short sales that have NO resale deed restrictions.
- Extended Double Escrow (Close 30+ days apart)This is the same as a Double Escrow above – except your second closing to your cash buyer closes later (30-90 days after). Requires you to have the funds to close on your purchase or use an Extended Transnational Lender to fund it for you (if you can find one). Works great on lender (Short Sale or REO) deed restrictions (30-60 days).
Which Flipping Strategy is Best?
Successful Foreclosure Flippers know how to complete all four flipping methods, and know which strategy they should apply to each deal – so it closes without a hitch. When applying these flipping strategies, you are no longer stuck managing rehabs and waiting 90 days for a payday. You will close more deals – putting faster profits in your bank month after month.
