If you’ve been reading my recent blogs, the apartment market is exploding. Many of our clients have seen success in building their aparment investing business. Last night, we heard from Dave Gregory, a foreclosures.com client who has recently purchased a 96 unit distressed apartment project – paying only $475,000 (less than $5000/door!). Once he finishes his rehab and stabilizes the project, it will be worth conservatively $2,100,000. That’s $1,350,000 profit, not counting cash flow! And he did this without using any of his own cash!

“I bought a 73 unit apartment project, for $1,395,000 financed it to keep a 100% equity stake, and once stabilized will conservatively sell for $2,600,000. Doug will make over $1,500,000 on this one project alone. The property next door to mine came up on Auction.com a couple weeks ago, and I bid $1M for it on the site (with bank financing) – incredibly, the property went for $1.55M (with the 5% auction fee added in, that’s $1.63M). That’s over a 25% premium on the cost per door on the property I bought. That bodes well for the valuations, especially since one next door still needs work. I can’t thank Michal enough!” –Doug Pereyda
“Closing on my 5th apartment deal this month. It’s a big one, 150 units, paying $2,500,000 (asking $3,100,000). Used 100% outside monies (both private investors and conventional financing). I was paid $50,000 up front for putting the deal together, plus 30% of all the cash flow and profits, and will make asset management and refinance fees over the term of the project as well. The project should sell for $5,100,000 easily in 5 years… putting $400,000-$600,000 in my pocket, without having to invest a penny of my own cash. Michal is the best. I am so thankful to have learned under him.” Andrew Cushman
“Alexis, we’re doing great. I’ve actually partnered up with two of my apartment classmates – Scott & Kenny and we’ve been touring deals & running spreadsheets. We’re currently working on our first potential deal together. It’s an 80 unit property down south that will require substantial rehab with great upside potential. We’re taking it down with all cash and should know in about a week if it’s a go. We’re also looking at a handful of other deals as well and will start running some spreadsheets on these as well. We could not have done this without Mike’s help. We’re excited with our progress and have no intention of slowing down after the first one. We’re looking to keep buying as many as possible for the next 5-7 years. Thanks again Alexis and thanks again Mike.” Peter Eiseman
I’m still buzzing from what I learned last night… Michal Ballard and his partner Mike made an incredible case on why we absolutely need to be investing in apartments right now.
